«Yo es que no salgo a correr ni aunque me paguen». Bueno, quizás ahora tendrás que pensártelo dos veces. Generar ingresos por los kilómetros que recorras es posible a partir de ahora con la APP Publi Runner: una iniciativa que nos invita a correr con un peto publicitario por nuestras ciudades y que nos permite ganar unos euros mientras practicamos nuestro deporte favorito.

El funcionamiento es sencillo: descargas la aplicación, solicitas tu «peto publicitario» y empiezas a sumar kilómetros con el peto puesto. El chaleco, con el logo de la marca que ha «contratado» al runner, dispone de una conexión bluetooth que se conecta con la app para ir registrando los kilómetros recorridos, por lo que más tarde obtendremos ingresos. Hemos podido hablar con los creadores de Publi Runner para conocer su funcionamiento y esto es lo que nos han contado.

Publi Runner actúa como un enlace entre corredores y empresas que quieran llevar a cabo una campaña de visibilización con los runners. Son las empresas las que deciden el número de corredores con peto que necesitan y algunos de los requerimientos para formar parte de su campaña, como pueden ser localización geográfica, rango de edad u horario.

Este año 2016 se va acabando y ya es tiempo de hacer balances económicos y mirar lo que ocurrirá en 2017.

La economía española está remontando y el optimismo crece.

La burbuja inmobiliaria de hace unos pocos años se ha notablemente redimensionado y, con los tipos de interés todavía bajos y el empleo que sigue creciendo, tal vez sea el momento de volver a plantearse la compra de una vivienda propia.

El coste de una hipoteca ha ido bajando este año también, lo que ha permitido aumentar el número de operaciones que se han realizado, como demuestra este gráfico de El Mundo.

Según la mayoría de expertos esta tendencia seguirá en 2017.

Así que os proporcionamos algunos consejos a la hora de decidir la hipoteca que mejor se adapta a vuestra situación familiar y económica.

Consejos para elegir una buena hipoteca

Para empezar, comprar un piso es una de las decisiones económicas más importantes que tomamos en nuestra vida y para hacerlo hay que medir y sopesar muchos factores.

1. Compara siempre las condiciones

Antes de firmar, intenta siempre comparar las condiciones que ofrecen los distintos bancos, los avales que exigen, las facilidades de pago, las concesiones en caso de retrasos en los pagos y cualquier otro aspecto que consideres útil para elaborar una «lista» de pros y contras de cada entidad financiera. Es algo básico pero a veces no lo pensamos mucho.

2. Acorta los plazos lo máx posible

Deberías, si puedes, intentar que la duración de la hipoteca no sea excesiva. Una hipoteca a 30 o 40 años puede parecer al principio interesante porque las cuotas son más bajas, pero cuiado! Es un periodo muy largo y la situación familiar podría cambiar a lo largo de todo este periodo, sin tener en cuenta que a más duración más intereses.

3. Mira el Euribor

Ya, es algo que no todo el mundo conoce, pero es la base en la que se apoyan las hipotecas. Actualmente, el Euribor, que es el tipo de préstamo interbancario que la mayoría de hipotecas usan como referencia, está muy bajo. Lo que es bueno porque permite abrir hipotecas con intereses más bajos. Pero, ojo! La recuperación económica española podría generar poco a poco un aumento de los intereses, así que date prisa y aprovecha ahora que aún está bajo. Oficina Directa, por ejemplo, acaba de lanzar una hipoteca con un diferencial Euribor de + 1,1%, en la fecha en la que escribimos. Bastante competitivo, la verdad.

4. Negocia siempre que puedas

El banco decide las condiciones de una hipoteca pero eso no quita que no puedas negociar algunos términos de ella, como por ejemplo el diferencial que comentamos anteriormente. Además, si el Euribor va a fluctuar y a subir en futuro considera también la posibilidad de hacer un seguro que te cubra ante subidas inesperadas que podrían aumentar considerablemente tu cuota mensual.

5. No te olvides de la letra pequeña

Es esencial, básico, además de sentido común, analizar bien el contrato de hipoteca. Ten especial atención a las cláusulas abusivas, cuya aplicación es ilegal, como es el caso por ejemplo de algunas cláusulas suelo, que fijan un interés mínimo del que nunca puede caer la hipoteca. Son ilegales cuando no se ha informado de ellas de manera transparente y clara al consumidor.

6. No pidas demasiado

Los expertos en algo están de acuerdo: no es conveniente pedir al banco más de un 80% del valor de la tasación del inmueble. Intenta así tener primero algo ahorrado y disponible para desembolsar al menos un 20% del precio.

8. No dejes de pagar

Muchas hipotecs ofrecen periodos de carencia, donde se pueden aplazar ciertos pagos. Considera si realmente son necesarios, porque aunque puedan resultar atractivos más adelante, podrías renunciar a ellos a cambio de otras ventajas. Si no estás seguro pide consejos a tu asesor financiero.
